The Côte d’Azur attracts buyers from across Europe and beyond, and many of them will never stand in the rooms they are considering. For a property in Nice or Monaco, real estate photography on the Côte d’Azur is often the first visit a buyer makes, and sometimes the only one, before they decide whether to make the journey. This article looks at how to market a property to international buyers on the Riviera, and how photography and virtual tours work together.
Who is looking at a Riviera property
Buyers on the Riviera come from many places, with different expectations of distance, timing and language. Some are relocating and want to understand the neighbourhood before they visit. Others are looking for a second home and need to judge whether a property is worth the trip. In both cases the first impression is formed on a screen, usually a phone, often late in the evening and in a different time zone.
That changes what the images have to do. They must communicate the setting quickly: the sea or the hillside, the access road, the terrace and how it relates to the interior. They also have to be honest enough that the buyer does not feel misled when they arrive.
Showing the setting without overselling it
The sea view is the obvious selling point, and it is also the most overused. A view that is partly obstructed, or visible only from one corner of one room, should be photographed as it is. We would rather show a buyer exactly what they will see than create an image that disappoints in person. Honest framing tends to produce more useful enquiries, because the people who come to see the property already understand it.
Terraced hillsides, pine-lined gardens and historic villas give Riviera properties a sense of place that a poor photograph can lose. We pay attention to the move from exterior to interior, the relationship between a terrace and the living room, and the light that comes off the water in the late afternoon.
What to prepare for the shoot
- Clear terraces and pool areas of loungers, cushions and garden tools that are not part of the offer.
- Tell us which views are the strongest and at what time of day they look best, so we can plan the order of the shots.
- Let us know which sun loungers, parasols or furniture are staying and which are leaving, so the listing matches the property.
Virtual tours for remote viewing
A photograph shows a moment. A virtual tour lets a buyer move through a space, look up and down, and get a sense of how the rooms connect. For a property on the Côte d’Azur, where a viewing can mean a long journey, a 360° tour often becomes the step between the listing and the decision to visit. Our 360° virtual tours are interactive 3D models with seamless navigation, precise details and dimension measurements, built for residential and commercial properties. They let international buyers explore remotely.
The tour does not replace the photographs. The photographs are what buyers look at first and share with each other. The tour is where they check the layout, the scale of a room and the route from the entrance to the garden. Used together, they reduce the number of visits that end with the buyer saying the property is not what they expected.
Video for a property that is best seen in motion
Some Riviera properties are best understood in movement: a long approach through the gardens, or a walk from the street down to the sea. Our videography service covers real estate films for websites and social platforms, with drone footage for aerial perspectives where the setting calls for it. Rules for drone flight vary by country, and our team flies licensed. We plan aerial work around those requirements rather than around what would look most dramatic.
Working with agents and owners on the Côte d’Azur
Agents and owners who sell on the Riviera usually reach a wider audience than their local network. The brief for each property should therefore be clear about the buyer profile, the main selling points and the languages in which the listing will appear. We can help with the visual side of that, selecting the images that carry the story and making sure the set stays consistent with any other properties you represent.
We work in Nice and Monaco, and across Italy, Switzerland and Germany. Our studio is based in Genoa, on the same Riviera coast, and we plan each trip around the property and the light.
To talk about a property on the Riviera, contact us and tell us about the home and the buyer you have in mind. Our services cover photography, video and virtual tours, and you can see recent work in the portfolio. For more on remote buyers, read 360 virtual tours for international buyers.
