Switzerland rewards precision. Whether the property is a lakeside house in the Zurich area, an apartment in an old town quarter of Bern or a larger home with views towards the mountains, buyers tend to look for calm, quality and accuracy. Property photography in Switzerland, in Zurich and Bern in particular, is less about dramatic effects and more about getting the details right. This article explains how we approach that work, and what agents and owners can do to present a home with understated luxury.
Understated luxury is a discipline
Restraint is harder to photograph than excess. A room with a few well-chosen pieces, good proportions and a view of the water depends entirely on the quality of the light and the position of the camera. Small errors show up immediately: a slightly tilted vertical, a reflection in glass, a lamp of the wrong colour. We check these details before we take the shot, because a calm image has nowhere to hide them.
Our approach is consistent across the properties we photograph. The camera sits close to the natural eye line, verticals stay straight, and the interior is lit so that materials such as timber, stone and plaster look as they do in person. We avoid the heavy saturation and contrast that can make a serious property look like a brochure from another decade. Materials are part of that story. Oak, limestone and lacquered panels each need a different balance of light, and the photograph should make them feel as considered as they are in person.
Practical preparation
- Keep surfaces clear, but leave the objects that make a room feel lived in.
- Check that every light in the room is switched on or off with intent, and tell us if you prefer a particular mood.
- Where possible, remove objects that create reflections from glass tables and mirrors.
Lakes, mountains and the view from inside
Many properties in the Zurich and Bern areas are valued for their setting: water, hills, or mountains beyond the city. The challenge is to show that setting from inside the home without making the view look pasted on. We balance the exposure so that both the interior and the landscape keep their detail, and we choose the time of day when the light on the water or the snow is most natural.
Seasons matter. A lakeside terrace in early summer and the same terrace in winter tell different stories. Both can be right for a listing, provided the image matches the time of year and the buyer knows what to expect.
Measurements and the virtual tour
Buyers in Switzerland often want to understand a property in detail before they arrive. Photographs establish the mood and the materials. A 360° virtual tour adds navigation, precise details and dimension measurements, so a buyer can see how the rooms connect and check whether their furniture will fit. Our tours are built for residential and commercial properties and let buyers explore remotely, which is useful for those who live abroad or cannot easily travel to a viewing.
Use them as a pair: photographs for the first impression, the tour for the detail. The two should tell the same story, with the same rooms, the same light and the same level of honesty.
Working on an understated brief
A calm brief is still a brief. Agents and owners should be clear about the buyer they expect, the features they want to lead with, and any elements they would rather not show. A property marketed to international buyers, for example, may need a different selection of images from one aimed at the local market. We can help with that selection, with the sequence of images, and with the way the set looks across the website and printed material.
We are based in Genoa and work across Italy, Switzerland and Germany, including Zurich and Bern. Our team includes Sadeq Hayati, founder and photographer, who brings over a decade of international experience to every project.
